Should You Sign a Boston Lease Before Your Arkansas Home Sells?

Boston apartments

Arkansas homes spent a median of 68 days on the market in September 2026, according to St. Louis Fed housing data, up from 66 days a year earlier.

That's a long wait if a Boston job starts first. Here's how to decide whether to sign a lease now or wait for your sale.

Start With the Overlap Math

Boston's median rent was $3,428 in November 2026, according to the latest Boston rent report. Studios were $2,800 and one-bedrooms $3,323.

Where you rent changes the bill. The same report shows average rents of $3,203 in Dorchester, $3,524 in Allston, $4,307 in Fenway, and $4,593 in Back Bay.

Choosing Dorchester over Back Bay would save about $1,400 a month while your house is still unsold.

Rent doesn't pause while your Arkansas house is on the market. You'll also keep paying the mortgage, taxes, insurance, and utilities there.

Plan for three outcomes: a fast sale at 30 days, the median 68 days, or a slow sale at twice that, 136 days.

Boston rent alone would run about $3,400, $7,700, or $15,500 across those three cases.

Remember that 68 days only covers the listing period. You'll also need time to close once you accept an offer.

Know What Boston Landlords Can Charge Up Front

Massachusetts lets landlords collect first month's rent, last month's rent, a security deposit, and a lock fee. MassLegalHelp's move-in guide says the deposit can't exceed the first month's rent.

At the median rent, the first month, last month, and deposit add up to as much as $10,284, plus the cost of a new lock and key.

That cash is due before you get the keys. It may need to come from savings, not from your home sale proceeds.

Broker Fees Work Differently Now

A Massachusetts law that took effect August 1, 2025 changed who pays. According to the state's broker fee FAQ, the person who hires the broker pays the fee.

If a landlord's broker lists the unit, the landlord pays. You can hire your own broker, but that broker must work only for you and give you a fee disclosure form first.

If Your Arkansas Home Needs a Faster Exit

Some owners can't wait 68 days, or the house needs repairs they don't have time for. In that case, getting an as-is offer from companies that buy houses in Arkansas may be worth considering.

These buyers advertise closings in 3 to 30 days with no repairs required. A traditional sale may bring a higher price, so weigh the gap against the rent you'd pay while waiting.

Each extra month of waiting costs about $3,428 in Boston rent at the median, before your Arkansas carrying costs.

Negotiate the Lease Start and Exit Terms

You don't have to accept the first lease offered. Ask for a start date that fits a realistic closing, or a shorter term if the landlord offers one.

Read the sublet and assignment clauses too. MassLegalHelp's moving-out guide says you can sublet or assign only if the lease allows it, and you stay responsible if the subletter doesn't pay.

The same guide lists a "surrender" option: you tell the landlord in writing that you're giving up the apartment and ask for written acceptance. It works only if the landlord accepts.

Check renewal terms as well. A lease that renews automatically needs written notice that you won't renew, and many leases require it 30 days before the end date.

Plan for the Money Side of the Sale

Arkansas charges a deed tax of $3.30 per $1,000 of the sale price, according to the Arkansas Department of Finance and Administration. On a $250,000 sale, that's $825.

The state page doesn't say who pays it, so ask your title company before you set your budget.

Check your tax exposure too. IRS home sale exclusion rules let you exclude up to $250,000 of gain, or $500,000 if you file jointly.

You generally need to have owned and lived in the home for at least 24 months of the past 5 years.

Lenders also look at debt. The CFPB defines your debt-to-income ratio as monthly debt payments divided by gross monthly income. A mortgage you still carry counts when you apply for another loan.

The Bottom Line

Sign a Boston lease before your sale only if you can cover rent, up-front costs, and your Arkansas payments for several months. Use 68 days as a planning number, then add closing time.

If cash is tight, negotiate a later start, check the sublet clause, or compare a faster as-is sale before you sign.
