- The screening fee of $40 is non-refundable and paid directly to Intellirent.
- We do NOT accept comprehensive reusable tenant screening reports.
BASELINE QUALIFICATION CRITERIA:
1. CREDIT &; INCOME: Minimum credit score of 600. Verifiable gross income must be at least two times (2x) the monthly rent amount.
2. IDENTIFICATION: Valid Driver's License or government-issued photo ID required.
3. APPLICATION HONESTY: Be honest and truthful in your application. Any falsification of facts or withholding of information requested on the application is cause for denial or subsequent eviction.
4. CORPORATE LEASES: For properties rented under a company name, an individual must also sign the lease as a responsible party (principal or occupying employee) and clear this screening process.
5. PROPERTY RULES: Strict NO SMOKING inside the house. Occupancy limits are strictly enforced based on property size and septic tank capacity.
6. PET POLICY: Mature, well-behaved, non-aggressive breeds only. Pets must be at least 1 year old (no pets under 6 months considered). Requires a minimum $500 non-refundable addition to the security deposit plus a monthly pet fee.
