The real estate has, of late,
emerged as one of the most appealing areas for Indian and foreign investors.
And Hyderabad is one of the important cities promising high growth rate
in this sector. Due to its tremendous success in the field of new technology
and service sector, Hyderabad has attracted major multi-national companies,
which have virtually transformed its real estate landscape. The boom in
newly emerging sectors like information technology, BPOs, biotechnology,
medical transcription, pharma industry, and hi-tech semiconductors has
propelled land prices. Presence of heavily paid professionals has helped
the city to emerge as one of the top real
estate markets in the country. Hyderabad is now only behind Mumbai,
Delhi, Bangalore, Ahmedabad and Chennai in terms of real estate market.
Highly disposable income, IT exemptions, relaxed building rules and change
in lifestyles have contributed to the spurt in the demand for owning a
house. The demand, obviously, attracts businessmen. And likewise, this
sector too has attracted the businessmen — property developers —
within and outside Andhra Pradesh to cash in on the newly developing tends.
The recent decision of the Central government to allow foreign direct
investment in the real estate sector has resulted in the entry of multi-national infrastructure companies
in the city and thereby giving a health competition to provide quality
construction at affordable prices to their customers.
A PricewaterhouseCoopers says: The real
estate sector is expected to attract a massive $7-8 billion investment
over the next 18-30 months in view of liberalisation of FDI rules and
lifting of various Urban Ceiling Acts, which were in force in various
States. India will need an investment of Rs 110,000 crore (US$23.91 billion)
in urban housing over the next five years.

The community of developers is a very heterogeneous in nature with presence
builders developing an area as small as 300 square meters to as large
as 10,000 square meters. There is a demand for both commercial and residential
construction. The changing lifestyle has led to consumerism, resulting
in a high growth in retail sector. This entailed businessmen to create
a new world-class infrastructure in order to woo the consumers from their
competitors. This requirement has created a high demand for the commercial
property developers.
The demand for the residential property was mainly driven by the limited
space available in the city and it surroundings. The income tax exemption
for the housing loan has contributed immensely in building up the demand
across the board — ranging from economy-class flats to highly luxurious
mansions. The demand for new residential space is high in the entire city.
