Bangalore today is a
Global City with a population of more than eight million people. It houses
more than 600 multinational companies, which includes the homegrown Information
Technology giants, Wipro and Infosys. As per an April 2004 review of the
economy of Karnataka, Bangalore’s population density was at 2,978.6
per square kilometer. With projects being developed all over the city,
the skyline of Bangalore has undergone a permanent change.
Indiranagar is a somewhat
new locality in Bangalore and is positioned in the southeast sector of
Bangalore. It is situated about six kilometers east of MG Road, and about
five kilometers from the city center. It is a medium-sized suburb and
is bound on the north by Old Madras Road, on the south by Airport Road,
on the west by Double Road and on the east by 80 feet Road. The buzzing
commercial area of Indiranagar is around CMH Road, wherein one can find
supermarkets, appliance showrooms, home décor outlets and restaurants.
The 100 feet Road connects the Airport Road to Old Madras Road and forms
a critical link to the Intermediate Ring Road. The Defence Colony in Indiranagar
is an opulent area with sprawling bungalows and tree-lined lanes.
Indiranagar is metamorphosing into a key commercial hub with several small
and medium-sized companies putting up their facilities here. This fast
growing locality houses numerous public and private sector organizations
such as HAL, BEML, NGEF, IBM, GE and ISRO. Indiranagar has its own Bangalore
Development Authority Commercial Complex and Road Transport Office. New
Horizon, National Public School, India High School and Little Angels are
some of the schools located in the area. New Horizon Women’s College,
Indiranagar Pre-University College and Sri Cauvery Pre-University College
are also located in the area. The Indiranagar Club is among the best residential
area clubs in India and has a membership of over 2,700, including 72 reputed
corporate majors. The places of worship in the area include the St Michael’s
Church, the Vivekananda Ashram, the Anjaneya Temple and the Jama Masjid.
Indiranagar has several private nursing homes and the Chinmaya Mission
Hospital, HAL Hospital and the ESI Hospital are the primary medical institutions
in the area.
Indiranagar is home to some of the best-designed residential options in
Bangalore with several of the old houses having given way to apartment
buildings. Gopalan Enterprises has two projects in the area- Admiralty
Manor’ and Admiralty Avenue’- both offering two and
three bedroom options. Beary Property Development Limited’s Orchard
Green’ offers three and four bedroom options. The Indus Group’s
Indus Signature’ is the first of its kind apartment complex
in India with amenities such as swimming pool, landscaped gardens and
a fitness center and health spa. The Brigade Group’s
Brigade Jacaranda’
has 12 three-bedroom apartments. Salarpuria Builder’s Salarpuria
Silverwoods’ is located close to Old Madras Road and its amenities
include a sophisticated clubhouse, ample breathing space, basketball courts,
and a designated play area for the children. Nagarjuna Construction has
built Nagarjuna Spectrum’ and Nagarjuna Lotus’
with two and three bedroom options. Total Environment’s Reach
for the Sky’ project in Indiranagar is among the premium residential
colonies of Bangalore. Its Time’ project is among its unique
"lifestyle" projects and offers 16 custom-designed and completely
furnished units. Residential rentals in the locality have reached new
peaks with increasing income opportunities such as service apartments
and guesthouses giving them a boost. Blue Chip Serviced Apartments, Nat’s
Inn, Tristar Apartments, Homesteads and MayFlower are among the several
companies that have put up serviced apartments in the area. The rentals
for premium three and four bedroom apartments are between Rs60,000 to
Rs1 lakh per month. While the price for built-up area in Indiranagar varies
between Rs1,250 and Rs2,250 per square foot the rentals for the same are
at Rs8 to Rs15 per square foot. Land prices in the swank residential nooks
exceed Rs3,000 per square foot.
The Karnataka Government has identified an 'IT Corridor' in Bangalore
and will invest Rs. 200 crore over the next two years to develop it. This
IT corridor stretches from Whitefield through Indiranagar, crossing Koramangala,
Hosur Road, HSR Layout, Electronics City, J. P. Nagar and Banashankari.
As most IT companies are located in this corridor, their employees prefer
to live in adjoining areas making Indiranagar among the areas of choice
for most IT professionals and corporate companies. Office space in the
area is priced between Rs2,500 and Rs3,000 for a square foot with rentals
between Rs20 and Rs30. Dell Computers has leased around 5,00,000 square
feet of office space in Divyashree Greens in Indiranagar. The 100 Feet
Road at Indiranagar has become a high street destination and is largely
home to restaurants, fast food outlets and cafes. It is witnessing a mushrooming
of retail outlets providing home fashion, apparels, consumer durables,
food and grocery, among others. The restaurants on the road include the
100 Feet Boutique Restaurant, Oblivion, Tangerine and The Beach. The SAI
Gallerium houses lifestyle brands and Kitchen World and Veneta Cucine
have outlets selling modular home furniture. Hyundai, Maruti, TVS and
Bajaj have set up their automobile showrooms on the road. The retail future
of this road is upbeat as retailers and real estate developers are working
together to come up with a more organized format.
The Bangalore Development Authority has proposed to convert the 100-Feet
Road, the 80-Feet Road, the 12th Main and the 10th Main Road of Jivan
Bima Nagar into commercial axes in its Comprehensive Development Plan.
It has also proposed to raise the Floor Area Ratio of residential plots
from 0.75 to two. The residents of Indiranagar have opposed the proposals
as they could adversely affect the peaceful residential character of the
area. The residents have demanded the reconstruction of storm water drains
and the early completion of the Airport Road Flyover. They have also questioned
the viability of the Rapid Rail Transit System and its alignment via Indiranagar.
The residents are up in arms to retain the balmy elegance of the central,
convenient and cosmopolitan setting of Indiranagar. The real estate developments
in the locality have definitely changed the profile of cosmopolitan Indiranagar
from quiet to vibrant!
