Terms: Rent is $2,650 per month for a 9-month lease, $2,625 for 10-month, $2,600 for 11-month, and $2,500 for 12-month. The refundable security deposit is $2,500. No pets. No smoking/vaping in the unit. The tenant pays electricity. Water, sewer, and garbage are included. To apply each of the applicants MUST Sign rental criteria notice AND See the unit in person and show a valid government-issued photo identification before the viewing. The landlord uses Intellirent for screening and application. The credit report is done through Experian. Required application documents include 1. Copy of valid photo identification. 2. Verifiable social security or individual tax identification number. 3. Online application form via Intellirent. 4. Non-refundable screening fee of $40. 5. Verifiable rental (or mortgage) history with valid phone numbers for the landlords/mortgage originator. 6. Verifiable current employment history and proof of income. A valid phone number for the employer. A fixed-term lease will be offered if each applicant meets the following minimum criteria: 1. Credit: A credit score of 720 and above; all accounts are in good standing within the last 3 years; any bankruptcy (open and/or discharged) will result in denial; any derogatory credit history will result in denial; any outstanding collection will result in denial; insufficient or lack of credit may also result in denial. 2. Income: Monthly verifiable gross income must be equal to at least 2.5 times the monthly rent. If income is less than 2.5 times the rental amount, the landlord will require a qualified cosigner. 3. Rental: Verifiable and favorable rental or mortgage history within the last 24 months. One or more late payments, any unpaid due rent, rental damage over $2,000, one or more NSF checks, and/or noise complaints within 24 months will result in denial. 4. Employment: Verifiable favorable employment history with the same employer for the last 12 months. 5. If the minimum income-to-rent ratio is not met, the qualified cosigner must meet all of the same requirements as above but income to rent ratio must be at least 5. Every prospective tenant 18 years of age and above that will live in the rental unit must complete an application for tenancy. Only completed applications will be further processed in the order received.
